How would you suggest I handle things?  

While searching the net I found to read certain blogs in Gorilla Bins ( http://www.gorillabins.ca/blog/how-to-start-an-e-waste-recycling-business/ ) about how to start an E-waste recycling business.It seems more informative to me.But still, I need some suggestions from the experienced persons because I am new to this field. please do help me! 

The reason he suggests flipping is to get the profit from a couple of flips and then maybe go into rentals with a larger sum of money.

If you had more experience in construction and/or rehab, my suggestion might be different.

I'm not suggesting that they are, but I'm curious as to the market forces you are witnessing that would cause you to say that.

I might suggest checking out smaller cities in Arizona outside of Phoenix.
