They just are not exposed to the business side of a brokerage, except when they have to go to the office and provide a correction.While many think the closing company is responsible for a closing (they are to a degree) but itis the listing broker who is ultimately responsible and gives closing instructions to the settlement agent if there is anything off center from the customary, depending on state law.

If they balk at you taking the last month's rent out of the security deposit, because they didn't pay, then you can decide how to proceed; or offer them a settlement and have them sign a release of liability in addition to receiving partial SD back for say 1/2 month.

It IS easy to feel the frustration during this period, but again, put it into perspective for what you just avoided paying that the home warranty is picking up for you.Also, what alot of people don't know about some of these warranties, is that if you don't like their decision to repair, or whatever the recommended course of action is, you can opt to take a cash settlement for the cost of the repairs they are proposing, and then go do whatever course of action you want to do.

There is no difference between SFH vs 4-plex.The closing cost credit can ONLY be used for upfront mip/closing/settlement/lender fees.

If not maybe sell the equipment inside if it is paid for and negotiate a settlement to break the primary term of the lease early.
