When doing a virtual drive by, some things you may want to be on the lookout for are chain link / metal fences around every home, trash / broken furniture out in the streets, stray dogs running around, uncut overgrown grass, broken down cars in people's drive-ways and lawns, bars on the windows of the homes, etc.

We bought it, put 9 beds in there plus furniture and appliances.  

Buy 2nd hand furniture or rent it. 

I passed through being a janitor, fast food worker, furniture sales, quality control “chemist”, phlebotomist, etc en route.

I was there by 2PM with a flood company and it's much smaller than it seemed - only one small corner, no furniture there, and is not SOAKED.. carpet is just wet in the corner.

Say I go to a store that offers financing and buy $1000 worth of furniture with financing.

I have thoughts on question 1, do you plan costly renovations, including furniture and fit-out?  

Just wanted to add that if you are long term tenants asking for new carpet, before you ask, do you have the ability to move your furniture at installation to avoid extra fees, or can you pay the extra removal and installation fees that will be involved (usually costly if they are doing it)?

I mean, if I catch my pink toe on a piece of furniture, I'm not going to slam it with a hammer to make it better.I've been on here for a couple of years now.

After 6 months, I strongly suspect that the tenant brought BB in on some furniture or clothing, or their friends brought them in.
