Another thing you should consider is whos' going to finance it and managed it.

I am looking at build to rent financing, but all of the banks that I've spoken with do not offer construction loans for investment properties.

Monarch is really nice though, and I've tried all the major budgeting apps because I'm neurotic about my finances but none of them hold a candle to Monarch.

i started researching seller financing (NOT sub to) back in 2020 and started looking for a seller finance deal. 

Also, the terms of our offer were pretty ridiculous because it was contingent on:-Us finding two sets of renters and signing leases (in order to get the financing in order)-The owner of the offered-on property buying-out one set of his tenants-Us being able to move in within 60 days of closing How did you finance this deal?
