If you spend that on a deal right out of the gates, you are rolling the dice. 

I was in the little lounge at the Sac Kings game last night and a bunch of older dudes joined my business partner and I at our table, asked us what we did, then told us that the fact that we're focusing on cash flow over appreciation makes us a losing business out of the gates.

Hi @Ryan Rudy, I'm going to come out of the gate here with a different angle:  be careful! 

Knoxville IS booming and doesn't look to slow down anytime soon with some big projects incoming HOWEVER cash flow will not be what's available elsewhere out the gate.

Limit your emotional connection to your house and step away from the belief that your home needs to be an extension of your ambition.Before I started investing in real estate, I lived in an townhouse development north of Pittsburgh with an HOA in place, one step away from a gated community.

@Sean Dulcio - I dove into duplexes right out of the gates putting 20% down and not living on one side  but renting out both sides - I wanted until I was 25 though, you have time on your side by jumping in at 19.  

@Samuel Gates Yes, a broker's job is to know all pertinent programs on the market and to provide you with options to get you the best rates.

Why Tom Brady Bucs, Lightning, Rays, Bill Gates, Jeff Bennett, etc lol.

In my experience, Boise is more of a long term play than crazy cash flow out of the gate.  

I can use it now, but i have to keep the gates closed with a heavy duty tie down strap hehe.
