All the other info above is spot on however as a more seasoned officer now, I think trying to focus on tech school and active investing might be too much. 

It was not the preferred method but because they both communicated well it worked and all the guests went through the holiday season not knowing any different and not having an issue.

Having a chunk of money to help you transition from college to the workforce (which may include moving costs, housing costs, etc.) is more important in this season of your life than investing imho.

A seasoned realtor can guild you through those issues though.

So if there are any seasoned RE pros out there reading this, I'm more than happy to dial some phones or return a few emails in return for any wise words.I also have a pretty funny situation going on in terms of getting started.

What hopes do you have for the upcoming seasons of your real estate investing career?

My goal is to maximize cash flow and this property is in a very seasonal market.  

Somewhat related, I heard a seasoned investor say basically "if you add up all of the depreciation your properties have for one year, you can have earned income to that amount and have no tax liability".

Is there a seasoning period?
