I just have that money growing for retirement right now.  

Fees absolutely eat away at people's investment/ retirement  portfolios without them even realizing it's happening until 10 years down the road.

All the Engineering has been done so now I'm now looking for funding.This is an area where many SF Bay area people move to and retire, new houses of this size and on this much land are going for up to 650K.Does anyone know of or can recommend a suitable lender for this type of project and a Builder or Lender / Builder combo if there is such a thing?

I couldn't afford a large down payment, and for that matter, a down payment at all.Thus, it seems like my optimal situation is to find a congenial retired couple who are willing to owner finance with little to no down.

I had to create a private retirement system via SFRs ASAP so we had no choice but to creatively figure out high cap rate and high deal flow.   

Anyways, Im back on the site and will be posting hopefully 3 to 5 times a week to try to get out there more and get myself closer my goal of retiring at 30, which is 5 years away.
