So not having those reserves is just really high risk in my opinion.I dont want to discourage you, I just know that on my first flip i ended up needing an extra 10k for holding costs in the end I still made money but if I hadn't had the resources at the time I would have been in really big trouble.

The idea behind doing the flip is to raise capital to buy another rental instead of waiting for my current rental inventory to produce enough capital to purchase the next property.

After that they will have trouble suing since as a landlord you have a duty to provide a habitable residence and you performed your duty by looking into the issue and cleaned it up once aware of the issue.

We absolutely loved having the tenants directly deposit the money into our accounts but as we grew issues such as not being able to refuse late rent, bank fees, tracking down who paid what and partial payments became more trouble then they were worth.Bounced checks can really throw a wrench into things.

The only reason the the Mitsubishi and Fujitsu units claim to be efficient only down to -13 (Well, Fujitsu says -15 but they use the same standard test which measures down to -13...) is because the lowest test standard is -13F, in the real world they produce great heat at the absolute lowest temperatures Maine can ever experience.
