I'm highly interested in flipping a house here in the next month. I currently have one in mind and working with a realtor to sink the deal but the investor part is, of course, the hard part of all this! I have been recommended a lender and have thought over the option of a Hard money loan.

First and foremost I was wondering what my best option are, especially in my area, considering I'm trying to do this with pretty much NOTHING!

Advice, stories or if you want to invest I'd like to hear it all! Is there anyone in my area that has started the same way?

I want to soak up as much knowledge as possible. I've already learned so much from this site already as well as realtors, and other flippers.

Thank you all
