What we heard:A) Two real segments of travel nurses - i) the cost conscious just about the buck (making as much on each contract and spending less than 1/3 of a month's gross income on their housing and ii) those wanting the experience to be comfortable because they're less concerned about optimizing their earningsB) We heard that the anecdotal feeling is that most travel nurses (quote was >75%) travel with a pet - so make sure you have appropriate deposits and terms in your leases for this.

We initiated a new one year lease at $1,100, with pet rent and more demands on her for upkeep of the property. $200 may not be a lot to an investor, but it definitely is to a tenant.

(Low VOC Caulk only)(5) No loud music, use earpods only.(6) No personal use of toilet or sinks or tubs in unit.(7) Pour no solids or liquids down toilets, sinks or tubs.(8) Unit must be broom clean at end of job.It's possible trim and doors will last twice as long as wall paint.It's possible painters charge about the same for the trim and doors as the walls.Some painters spray, some brush some roller-- when painting tell adjoining units to close windows ahead of time to prevent dead birds, fish, other pets (or babies)--some primers (and cabinet paint) can be highly toxic and are not low VOC.Good Luck!

I’m always upfront on the listings with the tenants about costs, security deposits, cleaning and pet fees (furnished finder).

They also are not allowed to charge a "pet deposit" or fee of any sorts.The tenant must still qualify under rental criteria which is why it is important for any landlord of any size to have a written list of criteria.
