As large private equity firms and investor groups with fancy names buy up all the larger entirely TOH parks we as smaller private park owners are left with many of the mixed POH/TOH parks. 

I was on the phone with an owner yesterday who is contemplating selling, but will need to bring at least $150,000 to closing, due to the fact that their property is currently worth somewhat less than what they paid in 2022.  

Then later find out in underwriting that the loan officer did not calculate income correctly or used rents that do not qualify.You want to ask to see the math to see how are they running the approval it’s not just income, and rents it’s also what are the annual taxes and annual home owners insurance they are using to qualify.

Im a new wholesaler and ive got my eye on a sfr thats listed for 265k free and clear owner, the whole inside is gutted so all it needs is appliances tiling/carpet, countertops etc... outside is mint and updated already.

It's not clear in your post, but if you're planning to buy with an FHA loan and then rent the property out, you might be committing mortgage fraud.I'm no longer a Realtor, but as I recall, FHA is for owner-occupied properties only. 

I’ve entered into an LOI to sell owner occupied commercial real estate (special land use permitted cannabis property) that I’ve held for about 18 months.

This will definitely change once owners are in control of the HOA.  

No one can ever tell a property owner that they have to have a real estate license to sell what they own. 

What’s worked best for us is C class single family properties, sometimes as rentals and sometimes we sell them via owner financing.
