Are you out of state or local?

If anyone can point me to specific language in the laws passed that does so, that would be helpful as I am operating under current knowledge that short term rentals can be had with ADU's.That said, since the bill does not appear to prevent local municipalities from adopting no short term rental policies, I suppose they can.

Hey Ashley,Section 8 provides a subsidy to low-income tenants to help cover their rent, with the amount varying based on factors like local housing costs and tenant income.

In my local market, I can still find cash flowing properties in that price range, approx. 100-200 per SFH.

Part of me wants to cash out and purchase in another state which has more appreciation potential as I believe my local market has peaked. 

The fact that IR's accelerated outside of the worst case scenario models, even outside of a 2 SD, didn't have anything to do with it nor the fact that the local jurisdiction decided to extend the covid moratorium for an extra year resulting in no rent collection for a large portion of the MF property, was certainly factors not considered when applying basic math to the forecasting. 

Remainder was raised through local REIA members and debt will be refinanced out at end of this year.
