I'm aware I'll  loose the economies of scale a proper MHP would have, but would this idea be cost prohibitive, or potentially a good stepping stone to one day being able to graduate to a real MHP while gaining local industry knowledge & contacts?

I have just begun the first steps towards my first multi-unit house hack here in Orlando, FL, currently intending to utilize the VA Loan.

Who is responsible for what AS WELL AS how do we value the properties if one partner wants out....or how to get out if you both want to sell...or one wants to sell to an outside person to step in...etc, etc. 

I have yet to take steps on investing as I'm taking the next 6-12mo to read and absorb as much information as I can.

I'd prefer to go with a shell and flip, the FHA route or the Brrrr method.

People want to own the asset, but they don't want to own the responsibility.I'm curious -- what steps are you taking to achieve that 18% ROI?
