Odds are that 6 months of that interest rate is going to total up to more money than 1 set of refinance closing costs, but do your own math to validate.

So yeah, I'm trying to do my homework before I jump in.  

It can be a big undertaking, although there can be profit in it IF the numbers are right and IF you have done your homework to know what you are getting into (both big “IFs”).

This is where doing your homework comes into play.

I'm still new to investing and have yet to acquire any property, but in the mean time I'm just trying to do my homework.

Some people from my state of Ky. purchased a house on 12acres of land and had planned on subdeviding it in to building lots, however they failed to do their homework apparently because there is a main transmission line running across the property which thy later found that prevents them from subdeviding that land due to the easment.

@Seth Nightengale one of the biggest mind shifts is to make financial decisions not based on your gut feeling, but based on cold, hard math.

However my math calculation has pointed to a lower sell price than the listing price.
