It is hard to make the numbers work locally for cash flow residential, but I'm a DMV native and so I choose to invest locally, where I understand the neighborhood and growth dynamics,  and where I can manage landlord issues locally. 

Hubzu uses offshore help for all of the administrative tasks during the closing process- Very tough to understand ( verbal or written )-- Make sure you use your own title company.

Gotta get some momentum, and some cash flow now so I can broaden my marketing scope and move toward building a team (outsource tasks).

Definitely agreed that asking for a security deposit from an existing rental tenant might be a tall task.

The cost to bring in a remediation contractor, to test to determine type of mold and extent of growth, remove mold, treat area, and retest cost me about $8,000 dollars.

We intend to grow the business as much as possible.
