There’s a long, twisted road of lack of communication, a “property manager”, a tenant (not mine), a landlord, and 2 plumbing companies upon which the destination is my current dilemma.

If I would have bought a house a few years in instead of paying the debt I'd be sitting on a goldmine of appreciation right now.

@Lexie Greenheck a mentor of mine used to always say knowing how to get out of business with a person is more important than knowing how to get into business with them.

Mine is only a 3 yr old house and i'm pretty sure i could get 1800 but i have no idea.  

I’ve mine set at 650. 

Mine is through Allstate, but all insurance companies write them. 

A few of mine include:Draining outside hoses, and bowling out any irrigationTesting sump pump and removing/draining any hose extensionsCleaning out gutters to avoid ice damsThermostat upgrade to a smart thermostat to conserve energyFurnace cleaning & check upFriendly reminder to tenants on snow removal responsibility :) What's on your list?
