How old are the units lead was banned in residential in 1978 and asbestos would probably be present for units from the 60'sWe had "THE DEAL OF A LIFETIME" some 25 cap or so until we had to remediate asbestos then it became a 9 capthats the really nice thing about SFH you dont have to worry about commercial unit codes and laws.IS it all bills paid or not?

That subclause would state "Should tenent receive a doctor's orders for a emotional comfort pet/companion, tenant agrees that said companion animal shall be either a domestic dog or domestic cat neither be in excess of 25 lbs at the time of acquisition nor grow to be in excess of 25 lbs during its lifetime and the tenancy of the tenant."

It could be as cheap as $400/month or as much as a several thousand dollar commitment.Unfortunately, the price is going to be all over the place depending on your approach, your location and if you use a professional to help.Here's the more important point, in my experience:I don't believe that staging (at least in this market) is going to have a very big impact on your sale price (maybe a percent or two), but -- when done well -- will have a big impact on your DOM.

One word comes to mind "UNREALISTIC".Get these calls multiple times a week.Looking for a new shopping center with a grocery anchor where we can close quick and pay cash and want to buy 50 cents on the dollar for present value.A investor will look all year to MAYBE find that needle in a hay stack ONCE.When they find it multiple offers will come in and the chances are slim to none of them getting it.I don't work with time wasters like this.Think about it this way.If I have hundreds of cash investors waiting to buy for cash at going in CAP rates of 10 to 14 percent then why is a seller going to sell for a 20 to 30 cap going in??

It will be a cold day in hell (or something completely radical would have to change, or circumstances would have to be a once in a lifetime opportunity) for me to ever buy a condominium for myself or as an investment!
