You aren't going to get any additional rent for a fenced in yard unless your rental market dictates it.

If they don't have any restrictions then you should at least be covered if there is a problem.And for what it is worth, I usually defer to my property managers and what the specific market dictates but in general I prefer pet rent maybe even combined with a non refundable deposit.
