Don't abuse the relationship of course, but there are agents out there that are starving for leads and would appreciate them, from anyone.

Ask the bank that denied you what you need to do to be approved without a co-signer?

You need that loan officer to ask the underwriter why they are denying your request.

Even with an "approval only" option switched on it's still public and I'll be dealing with denying people all the time which I want to avoid. 

It appears to me to meet the definition of an abusive trust scheme.Their claims simply do not make any tax sense whatsoever, except in the context of an abusive trust as defined by the IRS.

There is also a culvert dumping onto the lot that the county denied was their doing, but it's connected to the culvert from across the street, as part of the storm ditch.

You are likely going to be denied trying to change jobs and buy a duplex at the same time.

You need to prove to a bank that you are capable of paying for the property and development without having any income and this will be difficult unless you are already established and have experience with renting or they'll simply deny you based on having no/little experience.
