I would casually mention that you just bought a place that has a completely set up salon, and you need someone to help you get it up and running.

When you moved out you should've taken photos/video as proof of the condition of the apartment.

I've been listening to podcasts, youtube videos, and asking around about who I should hang my license with, and the consensus is, that the best way to start is working with buyers.Any words of wisdom?

I take video of it  and send then a link to it once im done , I also give then my opinion on the neighborhood , maybe take video of it also , like if its near a church or a park or a school .. or if its near commercial property or a bad area ..

If that in itself does not deserve your casual respect then at least allow me the opportunity to show you how you might actually be assuming here. 

And it can work but it's not a casual thing it's very hands on.There are plenty of cheap houses all over the country that can get 5-600 or more in rent.
