Free rent for 6 months if they finish the second unit in a given time frame? 

I am considering finishing it out but am not familiar what to expect in the area for the costs of a project like this realistically or whether the investment would be worth it for the area.

If our unit is sitting on market for too long with not much interest from qualified applicants we can look not just at the price, but also the finishes and appeal of the property itself. 

My question is if I do finish up my license here in Utah, how similar is the schooling and exams to other states.

After semi-gut kitchens with new but very low budget finishes we have the units rented $1200-1250 range. 13x$100 is significant increase in NOI.

It takes about a full year from start to finish, but I’m happy to tie up $30k or so for a year for these types of returns.

Now I'm not saying that above-average finishes don't attract more buyers to sign on the dotted line, but unless the appraiser notices that quality, the buyer will still need to bring $$ to closing. 

Keep this in mind as it impacts potential rents, quality of tenants you will attract, and the quality of finishes needed for a BRRRR.
