All I can say is that in my opinion you can almost certainly get better value for your money without his courses. 

The experian website, note sellers list, and data management group all sell lists. 

They believe that all but about 1 acre of land can be remediated with a LOMA for flood zone.

All other 2 beds in the neighborhood are renting for 1200+ so I know it's a fair price.  

Some of the groups are made up of local investors with all kinds of different experiences and are pretty helpful with resources when you need them. 

That said, Solo 401(k) with Roth component can be powerful and does open up the discussion with your CPA or tax pro about paying yourself more (within reason), in order to make higher contributions. 

@Chris Seveney really, you think it's ok if all the apartment complexes stopped sharing rental history? 

I checked out all the listings under $250K in the area and ended up meeting a neighbor at one of the properties.

I'm interested in learning all I can about this kind of stuff and wanting to dive in and have rental pay my monthly mortgage!!!

I'm borrowing at the rate of ~7% and 7% is a great return to me, especially with the stock market near all time highs.
