It is possible, if you time it right, to get two bookings on one listing at the same time (a late cancel who still has to pay and a last minute guest booking). 

Data after line 10 would be calculations only and no need to input data since they are formula-driven.I am happy to share once complete but also wanted to poll other passive investors out there to see if they have a similar tool they use to look at two different style syndication deals side by side OR if you feel any criteria should be added to the list below.Thanks in advance.

They then decide if they are willing to list with the agent.If you have substantial capital and can close quickly, with cash, no inspection you might be able to do what you are suggesting.But a bank is incentivized to get as much as they can, with the least amount of hassle and they will believe their real estate agent before they believe you on numbers, closing time, availability of funds.

Are there other options that you would consider that aren't listed?

Shop before you buy, so when it's time to hire, you already know.
