Stop telling instantly believing people on how to do it just because they do it.

Buyers already saw your re-advertised property the first time and if you pitch them again, you've instantly lost credibility.

With all the MLS (and other) data on home sales, it should be pretty straight-forward to make an app or website that allows you to input a few data points about your target house and get comps instantly. 

A paver patio instantly came to my mind, but I'm not sold.

Historically (before 2009) real estate was not a cashflow instantly game.

Any other facility of this size you would expect employees to be running all over the place, however since it was storage, it only needed one employee to run the whole facility.Terry would only ever show up to the property a few times a month to collect money or his boat for a day out on the water.I always knew that real estate would play some role in my future, but this had me instantly hooked on the idea of storage.

If you are a landlord, upgrading pays for itself instantly, IMO.
