There are lot of moving parts involved in the initial process of investing and I am looking for a proven model to follow.

There’s always a tag/ sticker on the boiler showing model and serial, snap a pic in the future and you’ll have all the details you need to price one out.

And if you're new, growth this business model slowly.  

Goofball tenant, hopefully you are not in that business, but some have that business model, and that's ok too.

Your CPA should be providing you guidance on how certain different investments should impact you from a tax perspective.He/She can also provide you models on how the potential investments can react based on certain economic outcomes.However, I personally do not think he/she should say invest in this asset class over another.
