Glad I found this thread before buying in on PiN; great idea though, would have been great. 

I am starting to research now to get into this and am currently looking at new construction of a 2-fam that's owner occupied but haven't the slightest idea how to go about financing because most lenders I know only are doing SF new const.

While a cap rate will give you a general idea of what the market is willing to pay, that a) doesn't make it necessarily worth that to you and b) doesn't mean the seller will accept that price.But the bigger piece is knowing what your return threshold is.

Hi Hai,It would be a good idea to start on the rehab earlier and to also consider a way to get the tenants out earlier.

She does not have money for her expenses and is borrowing at a high rate of interest which is becoming impossible the idea is to sell my cousins rental property take a boot to cover her expenses and the rest ($750,000) do a 1031x.  

I ended up encouraging this banner idea to him and he agreed. 

If you are looking for a DSCR loan, having a LLC would be a good idea.

@Costin I.It was an idea posted by some investor who is not a tax pro, and an idea that does not work.
