I have been a member here for a little while and after @Brandon Turner amazing webinar this past week I decided it was time to become a pro member.

Depending on the situation I sometimes just say I can't do that and come back to them in a few weeks.  

So the unit been off for a few weeks which means there wasn't any water dripping down there lately.

Here's my advise, Listen to all the BP podcasts and spend a few hours a week reading forums and blogs on here and you should get an idea of what goals will work for you, good luck!

I use the BiggerPockets tools to analyze properties a few times a week, but I feel that I might need to start looking for foreclosures, bankruptcies, or something of that nature as the price for the homes in my area on the MLS are listed way above what would result in decent cash flow given.

House under contract, two weeks to commit. 

I personally look at 7 to 10 deal weekly, and submit at the most 3 LOI's a month.

I will discuss this with my accountant in a few weeks and then decide how to proceed.
