I have been self managing my own rental properties for the past several years and have become quite adept at it.

As we now close our 14th month of investing we have completed well over 30 deals which include acquiring over 20 rental doors, 6 flips, and several wholetail deals. 

You have a rental property for several years. 

If it's in a decent area then you might be able to hit your rent numbers, but if you need to replace the roof and stacks that could be several years worth of cash flow.

@Michael BacileThere are several successful investors that worked 60 hrs a week and still managed their first property, so it's definitely possible. 

Be careful, I've seen stuff like this get extremely ugly, on several levels. 

Obviously, living without electricity may be hazardous to both the tenant and the property.To that end, I would NOT contact any mental health services.

Oh, and no regular bank or broker will lend to you on a commission income without two years of paystubs, so I’d highly recommend waiting to quit whatever regular job you have until you’ve purchased, or pushing your purchasing plans several years down the road.  

I also used a HELOC to buy my first single family several years ago.
