I'm curious for people living in Florida what the markets are like for doing rehabs. 

The town owns the lake, so they get a little more leeway there and people who own $4 million homes don't want to see mud flats, so the lake stays full most of the time. 

Inspectors may note it during that part of the process but I've never had a buyer ask me to have one done, or ask if they could have one done; people are either comfortable with it based on the inspection report or they're not and they pull the plug from there.

Hey, I have a pile of money I would like you to help me spend doesn't always bring out the best people.

Current systems and tools:- Assistant to manage payments, invoices, ensure rents come in and chat with tenants for issues- Melio for vendor payments- Baselane for banking - separate accounts for each rental and deposit- Google sheets for Income and Expense reporting- Azibo for rent collection automation with late fee automations- Drive for my leases, SOPs, and documentations of tenants move in/move outGoals of improved system:  ensure I have a read out of how each property is preforming month over month, check on big expense items, ensure vendors get paid, mortgages get paid and rent is coming in, generate APY on float and savings for any big CapEx that comes up, and make my life easier come tax season.Is there a single software people use or what do you do for your business systems to optimize all of this?

I doubt the OP will be able to meet either requirement.As I understand it, personal bankruptcy is reserved for people who are insolvent or on the road there. 

I would echo what many other people are saying - decide what your reasons are for purchasing, is it purely based on returns or is it somewhere you'd like to also vacation?

It's  wrong, but they have to project to keep people on their feet.

Most of those people have nowhere to go, so it's part of the process.
