My dad is great with hands on projects and I recently went and got my Mass Real estate license about 6 months ago. 

If you close the transaction with them they will provide a real estate attorney who can draw up the appropriate documents.If you’re seeking advice, just search for Mass attorneys whose only specialty is real estate.With today’s technology, an attorney does not need to be paid a physical visit.

I can tell you with absolute certainty that in the two states where I'm licensed (Mass and Maine), that any form of wholesaling (aside of a double close) requires a real estate license.

In mass if u dont have an inspector come check u can say its unknown if there is lead so a lot of people are scared to be lead compliant due to inspector coming to inspect and saying it's all over the place.   

Over the years of investing I have started to develop a metric where we look at the ratio of PMs in NARPM compared to the overall population to determine if there is sufficient mass of service providers to enable successful SFR investing. 

It would be impractical to search for them manually using traditional methods such as driving around, knocking on doors, real estate websites, mass mailers, etc.
