I think the only way for it to be considered a legit loan would be if it were a self directed IRA that issued the loan, or a loan against a 401K.

Property managers are the ones that know best the rental data in an area based on the potential thousands of units that they manage and that a lot of time they renew without posting a listing anywhere.So my question is: would you share your rental data (1 button click integration with the major property management software platforms like RentManager, AppFolio etc) in return for some sort of revenue sharing?

My mentor just told me he heard of a case, where the judge NAILED the landlord over not paying interest 0.78 to be precise, so security deposits IMO if nothing big is damaged and there's no proof, are worth more hassle than needed as far as giving them itemized lists.. if it's a legit problem and  you have proof, I'm all for it...

Most of what I've been doing goes into a spreadsheet, but now it's all getting more out of hand.So, what I'm looking for is a useful contact management and lead system so I can quickly ,  or at least somewhat quickly go through and organize all these leads and contacts and maybe followup via text or email from all one platform rather than piece meal.
