My complex is very small, we are only 11 units, we have been dealing with a problematic tenant for a while now and I would like to know what the board can do to remedy the situation, his landlord, although very nice is taking a very relaxed approach and not doing much, meanwhile the tenant has had the police called on him and has also threaten and become verbally abusive to a few people that live there.

Does your lease agreement have any clauses regarding unsafe habitual conditions during tenant occupancy, temporary relocation, and remediation clauses?

Of course rules and regulations may change, but if a property that was once "contaminated" was cleaned up and receives an NFA designation, then the risk of expensive remediation in the future is greatly reduced.

I am just curious as to whether the cost of meth remediation for a complete demo and rebuild is any more cost effective than one for a reno?

Star environmental in indy has remediated a couple of things for me.

No one can predict how much it will cost to remediate the soil. 5- Have the oil tank removed.

If you don’t pay your rent when it is due I will seek legal remedies in court and I will prevail which will result in a judgment issued against you.

neighbor tipped me off the day after closing that the house had had mold problems.got it inspected by a couple remediation companys, they found the problem.had it gutted, was having it rebuilt until the contractor took off with an overly large deposit (newbie mistake).still dealing with it, and everything else is on hold in the interim.believe me, i have learned my lessons on this one. double hit, same house.

It gives us a chance to talk with them on the spot about any lease violations and remedies for such.
