If they are just acting as a lockbox on your first lien payments, which is what you I think you are describing, then I do not see the need for the paper shenanigans of "pretending to loan $282,000" (as you could just do a separate lockbox agreement with them) but I also see no harm in it.

You never want to be the top of market rents when you are analyzing, so if a market correction occurs, you still should be able to get the rents you want.

Thankfully that hasn't occurred, but my question is:For those that do applications through Cozy, what other information do you collect to help protect yourself and hold tenant accountable if they stop paying rent and you need to send info to credit bureaus or file eviction?
