That said, handwritten letters with invitation style envelopes do get the best response and will give you lots of practice talking on the phone with sellers.Go get 'em!

I may have an eye for Mediterranean themes; however, I can't even think how to suggest a house to a southwest style/theme.Personally if I have a building that needs constant work I'd have no problem renting to a contractor/handyman; however, if they do not have steady income I may ask for another reference.Also I won't rehab a rental the same as I do a flip.

Alyn I would look at the annual rent growth trend for the unit mix of your apartments for the location.As I said earlier if supply is low and demand is high you can increase the rents by a bunch and accelerate the CAP.If you are real busy with your job and want turn key then yes you will usually get a smaller CAP for that luxury.As you said for your goals the bigger return isn't as important.At the end of the day it's your life and your investment and money so it's your call.I have some investors that want an 8 cap,some a 12 cap,and some a 16 cap going in.I tell them fine if you want a property needing major work in a war zone.There is nothing in my area in a good location trading at more than a 10 cap period that is in good shape.The reason is other new investors are giddy with a 10% return versus a treasury or CD giving them 1 to 2 % if they are lucky or their stocks are tanking hard.It's just all relative to your investing style as to what will make sense.

Plus, I would not have the drama they manipulate and it appears that the people of this country are only interested in BS drama rather than real education so I doubt my show idea would sell.Will, not to cramp your style... but maybe add the twist that you mentor newbies in your show... the "know it all" beginners would add plenty of their own drama with their mistakes and resisting your guidance.

The hacks from the environmental company teaching the class I took, the poor 2 guys raking in 4k for an 8 hour class, summed it up by saying anything under a scenario like this, a for-profit engagement, would be bound by the rules, of course consistent with the other nuances mentioned above.

Little did I know he was plotting an attack.On my next trip to the dumpster I shut the screen door and turned just in time to see my furry little friend doing this matrix style flying leap from the railing and wrapping himself around my bare leg (had on shorts).
