-What percentage of your business is repeat customers (you don't want to work with a turn key company that can't retain clients, this is a red flag)-How are your clients buying (cash, financing, in house financing etc)-Do you have a personal portfolio of rental properties in Memphis?

Document everything and take pictures before and afte. 

This picture was taken in North Texas, but I'm sure there is some type of shade tolerant ornamental grass or shrub.

To really get the best value I would recommend looking for a house that is already "livable" and will not cause you any issues with financing, but has some outdated fixtures and finishes (picture something like a little old lady's house, with green carpeting from the 1970s and old but functional fixtures throughout).

Finally I interview them to make sure they see their job as a combination of looking after my financial investments, and keeping the renters (aka customers) happy. 

I didn't ask a broker but I just looked at the pictures and noticed it's already fixed up or the units have been updated.

Just don't know how to copy/cut and paste, especially pictures.

Then document it your notices like crazy - with pictures if you can - and let them know they are in breach of the lease, thus the lease can be terminated upon proper legal notice.
