I'd love to see custom mailers done based on asset type, location, amount of equity, owner type, etc... be automated based on lists created in something like PropStream.

The "issue" I'm having as of late is that I've automated a decent amount of the work processes here, which leaves me with a lot, and I mean a lot, of spare time on a weekly basis.

I wanted to start my portfolio with as much automation as possible simply because I am very business with my day job.

But I would have been interested in an automated pricing tool if it worked well.The flaw in those systems, as I see it, is that they must largely rely on the prices of similar units around them.

I would really prefer to put my tenants in an automated debiting system that we don't have to worry about rent coming due and all that.

That might be more automation (and cost) that you're looking for, but it seemed like a good idea when it comes to scaling the business.

If you are not that would be an additional way for you to get to next level control and automation.

I use their tenant screening and ACH stuff too to automate my rent collection.
