The LLC brought property for $100,000 and it depreciated the property by $20,000.You both now have a property with $100,000 and $20,000 of accumulated depreciation($80,000 of adjusted basis). each of you would indirectly own $40,000 of adjusted basis.

I would invest any spare cash (savings from your job, or cash flow from the upstairs unit) into a reserve fund for any major repairs that may come up down the road and then, secondly, to start accumulating cash for a second property.
