I have a legal business in the U.S. that has been open 1.5 years and I'm wondering if anyone has any good recommendations for a personal or business loan that will give me the best rate for this purchase? 

When I have some time to check them, I realized that we can avoid some of them or there are cheaper ways than suggested by the PM… So, if they will not care of my budget and they are focus to make the 13% as much as money they can create, I would need to separate the jobs.

I'm wondering if there is a typical amount to put down as earnest money?

As high as interest rates are too, it makes me wonder if I'm making a mistake buying now instead of hoping for lower rates one day, whenever that is.

It needs alot of Expertise and Experience, and if you have neither I suggest be very cautious.

If you haven't signed a contract with them, I would suggest reconsidering this arrangement.
