This has created tremendous property management work for me on top of the normal real estate businesses I run.What I have realized is that it has created an opportunity for me to see my systems and processes for what they are, which is far from perfect.Initially, when we start investing we can throw time and some money at problems but our shortcomings are magnified as we do more and more deals.

A couple base hits here and there, and the occasional home run is more than fine.So, if any investor does find a great bird-dog, agent/broker, probate attorney, or wholesaler that can provide actual deals, I think that adds tremendous value.

Yeah that’d end up being 40% of returns on a 10% gross return year (2% management fee and 20% of the 10% return), but that’s for tremendously staffed managers with a long track record.Yeah the 13% sounds very high to me.

I scrub the list to remove things like properties with a mortgage, duplicates, etc. and spend a tremendous amount of time on pricing, because although these offers may be a lot less than retail, they are not out of the question.
