More and more profit systems were built off of it, corruption came into play, valuations ran wild and all involved were so drunk on profits that all simply turned a blind eye to the mathematical facts of it all instead playing into the denial of any whistle blowers. 

I have jumped the gun on plenty of things in life and sometimes as human beings we can get blinded by the best possible outcome and be too rosy in our assumptions about the future.

So for instance, I just bought my first close out; a 320k new home with all appliances (including washer & dryer) and blinds for 257k.

This has a bigger effect on smaller deals, but unless you plan to blindly trust your team in either market, I would pick the one that you either a) prefer to go to anyways and/or b) is easier/cheaper to get to.  

I've had lightbulbs, custom cut blinds, and a hanging microwave disappear though, and on each of those cases I had a security deposit to deduct from.

That weeds out lots of folks, and leaves me showing the place to people who are fairly likely to be qualified.Also, I start showing a place when I still have some minor stuff to do (put up blinds, final cleaning).
