Utah is just a hot market right now and, as you pointed out, unless you're willing to BRRR an older property, the cash flows aren't good enough.

If it is good enough for them, it should be good enough for us smaller landlords.I am not sure if it will make tenants less responsible but Rhino (not sure of Lease Lock) is supposed to work like an insurance of security deposit.

Hey Alan Langer the tax lien always will have first priority, even before the first mortgage.You can do the subject to, or master lease, or whatever. . . but that tax lien will eventually need to be paid for clear title.If it is a good enough deal, have the guy deed the house over to you, OR put it in a land trust, and once in your name pony up 15K in food stamps to Uncle Sam.Keep us informed, and a warm welcome to BP,Tevis

I went to Amazon & bought it.Dolf de Roos, is the Mentor that Robert Kiyosaki goes to when he has REI questions, so that is good enough for me....I already have one of his other recordings: "Real Estate Riches", which has a lite version of a Software Program for Property analysis.
