thats true, I thinking after I see it I'm going with about 20-24k on an offer when he said o.b.o, I used to sell and buy cars ( apples and oranges lol) I'm thinking when someone says o.b.o, they have a lot of wiggle room and don't want to share it because of a figure they are trying to stick with but push come to shove his bottom number maybe a lot lower,

As I stated in a previous post, although the town borders a town that has historically been known as a "bad area", this building is in a section of that town that was recently listed as one of the most affluent areas in Arkansas.Your post is certainly in poor taste and just goes to show there will always be a few bad apples in the mix.My advice to you is, don't be a hater!"

If you setup a spreadsheet for two scenarios, a sfr vs a mfu 5+,  you can prove to yourself that the loan rate is not a significant difference between the two choices - - just be sure you're  apples to apples:same purchase priceuse at least an ltv of 75% on bothwhile the commercial loan will be an arm, ignore that and compare fixed 30yr any rate you please.use the same rents and expenses at 30% of the rentsThe cash flow will be very, very similar.
