Might want to factor that in with the estimated turnover you expect in a given year.As far as financing goes, I doubt you will find a lender to do I/O for the first two years. 

You should always look at a minimum of 2 different lenders to make sure you're getting a good deal and can compare apples-to-apples. 

Personally I only use M2M to benefit me and would suggest you do the same and charge $650/month for all.You want to be able to get rid of bad apples as quickly as possible and this should be more important than worrying about tenant turn over.

So only apples to oranges comparison. 

The fact that its IO is pretty unique though.
