very regional and asset class driven.. last year I paid 125k for an assignment of a 5.5 million dollar deal.. so it depends @Caleb Heimsoth as caleb stated though in the lower value asset areas that I also fund on the east coast its very common to have a bunch of wholesalers on the same hud.. 500.00 1k 2k.. but I have seen houses bought for 10k and sold for 40k with wholesaler making 30k..

class A is usually not a day one investment many times its neutral to negative.. were properly located class A makes folks money is with real and consistent rent increases over time.. and ease of ( theoretically ) managing them.. better tenants less abuse less for maintenance etc..

Looking at the crime maps can be disheartening, but I've driven by some of these areas at 10 p.m. on a warm Friday night with my windows down, and if you're on the right streets, some are amazingly quiet and peaceful.
