In an ideal situation I would add an additional partner that would focus almost exclusively on locating another owned rehab opportunity and to relieve lease up or financing issues from yourselves. 

The white balance of his camera will be more optimized, contrast and levels will be better judged by the camera's software, even the focus will be sharper if you flood the rooms with light.

However, if you are not at that stage yet where they turning you down, just focus on getting more properties.

My partner and I focus solely on value add apartment complexes.

On the episode you mentioned how you focused on a targeted direct mail campaign. 

Because we cap our unit count we offer a much more owner focused service and our clients love it. 

Seems agent's broker listed it for him/her, which is standard with many brokers, as is disclosure on the MLS listing of all licensed parties whether seller, broker, and/or agent.IF I didnt disclose on MLS that seller is licensed agent where that was the case,  just because my supervising broker listed it directly instead, tis only a matter of time before BRE be investigating a complaint, so wouldn't risk it even if there's legal prose to get away doing so.Nevertheless, focus on the sale and find out if it would be legal to do the same if you get licensed but have your licensed broker sell it for you without disclosure of your own license until offers made and subject to be countered.Although...
