I have a small portfolio out in Kansas city, and the things I've always inspected are the: HVAC, Roof, Foundation, Sewer via sewer scope, and Electricals.

You can find them in many ways, and one of the foremost ways is via wholesalers. 

I am trying to analyze whether to purchase an investment rental property in a SFH/MFH on a turnkey basis or via a real estate syndication. 

My deals have been via networking or being in neighborhoods and getting leads from word of mouth or taking to people in target neighborhoods. 

Meanwhile, you rent it out via anotehr LLC, the Mgt LLC. 

Just this AM I was drilling into an address that came in via my FB PPC marketing (about $400-$600/mo and no deals yet in 6 mo) looking at the mortgage situation, a bit different then what the distressed, moved out owner, who was saying they where willing to let the house go back to the bank. 

I would also like to meet her (even via Zoom) and see what vibes you get. 

I currently have a tenant and notified her on June 22nd, via phone call and text message, that I will be selling the house.
