I was told all of a sudden I had to add my PM to my insurance.

Let's be honest, it's very rare for middle-aged adults to all of a sudden become financially and/or criminally irresponsible.

Then the structural engineering, any requirements such as solar, fire sprinklers, that is required  per code, and possibly  earthquake standards, (depending on location), and all the sudden that circular tiny home is a million dollar project.  

Assuming you’re doing it right and declaring your rental income suddenly a portion of all your home owning expenses are suddenly deductible.

Sudden sellers is who you need.  

I don't think it is going to surge back, and I think a lot of the deals coming to market are not going to be all that great.  

The way I see it, it's unlikely things will suddenly go bust overnight in just this region of the country and property values drop significantly. 

The outflow of water from the bathtub was blocked completely suddenly.

We may see a surge in listings this Spring, but competition also spikes, so it will likely be about the same.My suggestion would be to get moved here, then find a market in close proximity and start hunting.

As much as it sucks for owners, PMs, and other tenants, just because we are LL does NOT mean we can suddenly magically control other people's behavior and get them to do something.
