@Dennis Rogov   Dennis, I applaud your tenacity and desire. 

If you don't have the time, desire or passion to find deals, renovate/repair, find tenants, manage properties, etc, then passive investing is the way to go. 

Love the desire to create relationships.

If you have a burning desire to self-manage or learn every intricacy of Sec8, at least hire them and learn from the professionals themselves. 

A moderate amount is desired.

Invest in yourself and raise your value, let your employer know your desire, they might offer OJT or even pay for your training at a college etc.
