It's hard to say, as I'm still new and looking to gain traction, but at the moment I frankly feel a bit ripped-off, as it seems these guys aren't making enough hundreds of thousands of dollars annually doing deals- they need to add a coaching cash cow to their menu while preaching about the importance of being "go-givers".

-Now I asked this before and got great feedback on my last post but ultimately I want to become an investor but because I have little to no money, I thought as an agent it would be wise to go that route then become an investor later when i have the capital but i keep hearing people say “as an investor you can get creative in real estate that an agent can not do” or “don’t waste your time becoming an agent because you can get started with no money down”.

I can see the use of having MLS access for comps, but, since REOs are a #s game, what's the incentive for a buyer's agent to make 30 or 40 offers for you to get a 3% commission on, say a $40,000 house?
