The one downside is that population loss is a warning sign...if you are a long-term investor you could lose tens of thousands in appreciation...but you still have debt paydown and equity build...and once that 6-unit is paid off and fully occupied the number will be dreamy.I think the more important question is the strength of your team...mainly your property manager.One thing you should consider is working with housing choice voucher tenants...my city is 80,000 units short of demand right now...this trend is growing across the country quickly....a waitlist for tenants paying market rents can be a very good thing in a declining city

It seems like SPC is a better choice because it will last a lot longer, and is waterproof so we can use one product throughout the homes. 

One, in particular, would be excellent for RV/mobile home development with Oklahoma's most popular lake nearby, 22 condo units, and just finished selling an 80,000 SqFt executive airport hangar.I'm trying not to advertise too much here but just help the community find their next deal...I just want you all to succeed and help you find transparency and simplicity in finding deals. 

Given our interests, investing in a mountain cabin was an easy choice.

I have done some research and Kleenerly seems to be popular in the region.

Here's my question, and it applies to both of the questions/choices:  Why does it have to be a choice between the two? 

I am ready to buy a small multi-family, but I am stuck in a place where I have couple of choices.
